1. Definitions
In this Agreement, the following terms apply: “Contractor” means Another Level Loft Conversions, providing loft conversion and architectural services. “Customer” means the property owner entering into the Agreement. “Services” means the construction, structural, and finishing work described in the written Quote. “Quote” means the fixed-price proposal issued by the Contractor.
2. Fixed Price Quotation & Payment Milestones
2.1. The total price for the loft conversion is set out in the written Quote and includes all materials, structural steels, scaffolding, and labour as specified.
2.2. We do not require an upfront deposit. Payments are made in stages upon the satisfactory completion of verified milestones (e.g. Steels & Floor Joists Installed, Roof Watertight & Weatherproof, Plastering Skim Completed, and Final Building Control Sign-Off).
3. Statutory Approvals & Building Control
3.1. The Contractor coordinates all structural calculations and submits Full Plans Building Regulations applications to the local authority or approved inspector on the Customer's behalf.
3.2. Work is inspected at all statutory stages (structural beams, thermal insulation, fire protection, and final completion) to ensure an official Building Control Completion Certificate is issued upon handover.
4. 6-Year Structural Guarantee
4.1. All structural timber, steel installations, dormer structures, and floor framework carry a 6-year written guarantee from the date of final sign-off.
4.2. Flat roof coverings installed with Firestone EPDM membrane carry the manufacturer's expected lifespan of 50 years against UV and weather degradation.
5. Customer Care & Property Respect
5.1. Our team operates a single-project commitment policy, ensuring dedicated craftsmanship on your home without unnecessary delays.
5.2. Scaffolding is used for external access where practical to protect internal living spaces. The Contractor maintains £5,000,000 public liability insurance throughout the duration of works.
